4. Steps to Purchasing a Home
Make an Offer
- Decide how much you are willing to pay.
- Decide on a closing date.
- Decide on the amount of escrow money (typically 5–10%) to secure the deal.
- Include any contingencies (e.g. mortgage or inspection).
- Offer is negotiated and accepted.
Hire an Inspector
The inspection is typically done 5–7 business days from the time of the accepted offer.
- An inspector will survey the structure, test appliances and systems, and check the roof and exterior for problems.

- Optional tests: lead paint, water, radon, insect, or termite.
Depending on market conditions, including contingencies may affect the seller’s decision when negotiating multiple offers.
Execute the Purchase and Sales Agreement
The Purchase and Sales Agreement is typically signed within 10 business days of the accepted offer.
- The escrow amount agreed upon in the offer is due at this time.
Secure a Mortgage
- Contact a mortgage lender and begin the application process.
Closing
- The closing is typically 30–90 days from the accepted offer.
- Usually takes place at the closing attorney’s office.
- If financed, a bank attorney will also be present.
- Buyer and seller sign all documents; attorney records the new deed.
- After recording, the buyer officially owns their new home.
